After you sell where will you go?  Will you rent or use the money you make from the sale to buy something new?  Take all this into account before moving forward. Look around the neighborhood to see whats for sale. When you are driving around your neighborhood, how many for sale signs do you see?  Are there any open house signs?  Since homebuying is area specific, these are the homes you are competing against.  Knowing what is on the market, can give you a sense of what homes in your area are going for. The Importance of using a REALTOR. As with any profession, there is a lot of jargon, hidden fees, and unforeseen issues that will make selling a home yourself difficult.  In fact, most people who try selling a home themselves, use a REALTOR later in the process.  As a REALTOR and member of the CENTURY 21 Adams & Barnes family, I have the tools and connections that will get your home marketed correctly, and sold quickly.  Most importantly, it is my job to protect you during this complicated time, and ensure that you feel as secure as possible with your choice. Price your home correctly. Cost is a large factor in selling a home, many will not even take a home into consideration if it is higher than market value. Since home prices fluctuate for a variety of reasons, it is important to go over all the information available to us so we can set a price accordingly. Make your home the one to buy. Every home is different and I can provide you with a personalized marketing plan to make your home as appealing as possible.  Small things like a fresh coat of paint or a new carpet, can really add life to a home and make it more appealing to potential buyers. Make the easy repairs. Small things like a leaky pipe or a crack in the drywall can be off putting to people passing buy, making small repairs like this will make your home stand out while also cutting down on possible repair requests later in the selling process. Get ready for your home to get some attention. New listings are hot listings, the minute a sign goes up in your yard be prepared for questions from neighbors, agents and curious passers-by.  This is good because it creates a buzz about your house and your neighborhood.  Selling a home is like selling anything else, the key is to get people talking and interested. Set apart some time for me to conduct open houses. One of the best ways to sell a home is one of the oldest, open houses.  Usually these are done on weekends with the owners away from the home.  This allows people, including agents, to go though the home and get a sense of what it would be like to live there.  It is always supervised by either myself or one of my fellow CENTURY 21 Adams & Barnes agents. Good negotiation is key for to getting into escrow. Its my job to present each and every offer made on your home, at this point we pick the best offers and beging writing counter offers. This is where I negotiate with the other agents to try and get you the best deal possible.  Purchase contracts can be complicated, but rest assured that I will make sure you are getting the best possible deal. Last step: Escrow. Your home isn't sold when it goes into escrow, its just close to being sold.  The average escrow last about 45 days and during this period many things have to fall into place in order for your deal to close.  Every step of the way I will help coordinate appraisals, inspections and everything else that comes with the escrow process.
